This spacious, airy, waterfront cottage is directly on the water’s edge. It is in a private, gated peninsula, within a 9,000+ acre seaside lagoon. From its dock, it is a short cruise into the Caribbean Sea. Constructed of reinforced concrete and hardwood, it was built in the traditional Belize style, with high vaulted ceilings and an insulated steel roof. It has 3 ensuite bedrooms, a spacious kitchen, a wide veranda under roof at the water’s edge, and an open 16×16′ concrete pier, with concrete stairs to the sandy waterfront, and hardwood stairs to the dock out front. Its living room, kitchen, and hallway are paneled in mahogany. Attached to the concrete pier is a 90ft hardwood dock on cement posts, with a traditional, thatch-roof palapa at the end.

From this dock, one can boat to or from anywhere in the world.

One of only five homes on this 8-acre, gated peninsula, the Wineberry House is right on the water ~ its reinforced concrete foundation meets the waterline ~ within the protected harborage of Belize’s pristine Southern Lagoon. A mile-wide isthmus separates this Southern Lagoon from the ocean, protecting it from storm surge, wave action, and winds. As the crow flies, it is 1 – 1/3 mile from the Caribbean Sea. A 16×16-ft concrete pier extends over the water from the Wineberry House’s 44-ft-long sheltered concrete veranda. The beautiful veranda and the house’s north-facing windows look out on the finest waterfront view you will find anywhere.

Hardwood steps lead down to the 104-ft dock, with a 12-ft dia. thatch palapa at the end. (The dock is being rebuilt.)

Enjoy this sunrise view from the veranda, kitchen, and living room.

This home is secure within the gated community on Hennings Point, an eight-acre, private, landscaped peninsula just 1 mile off Belize’s newly-paved Coastal Highway. A full-time watchman lives here and maintains the properties. One can come and go as they please, by land, sea, or air. A private airstrip is nearby. While this Caribbean lifestyle seems worlds apart, Belize’s international airport is less than an hour’s drive away. One can fly from most North American cities in the morning, and be in Belize before noon. It has robust broadband and cellular service. Its water is piped from mountain streams flowing out of the nearby Maya Mountain foothills. Its wiring is updated to 200-amp electrical service.

Believe it or not, Belize property tax for this home is only $8.00 (eight US dollars) per year. Ask us why Belize has very low taxes.

This house is in the “adventure zone” of sailing, boating, fishing and water sports. The MesoAmerican Barrier Reef begins only 8 miles offshore, where there is unlimited scuba diving, reef snorkeling, fishing, sailing, and island hopping. The surrounding hills have miles of hiking trails alongside rushing jungle rivers; caves with remnants of Mayan life. It is centrally located to Belize’s best national parks with huge Mayan ruins; cave tubing; waterfalls; jaguar preserve; and cultural interests.

The dock and palapa are being rebuilt.

The surrounding estuary is the 9000+ acre Southern Lagoon. It is an IUCN Category IV Wildlife Sanctuary, known as the Gales Point Wildlife Sanctuary. This is a rich, coastal estuary fed by seven pure jungle rivers, with one wild-and-scenic river—the short Manatee Bar River—flowing into the Caribbean Sea nearby. The sport fishing here is world-class, with tarpon, permit, snook, grouper, and many other reef fish ~ which breed and feed in the mangroves and tributaries.
